Removing an oil tank is two completely different jobs depending on where the tank is. An aboveground tank in a basement is a straightforward haul-away. A buried tank in the yard is a permitted, tested, sometimes costly project where the wild card is whether it ever leaked. Know which one you have before you price it.
Aboveground tanks: the simple case
An aboveground tank, in a basement, garage, or on a pad outside, is drained, disconnected, cut up if needed to fit through doors, and hauled off for scrap or disposal. It is usually part of a replacement job and priced as a modest add-on, or a small standalone job if you are switching heat sources. The cost drivers are access and size: a tank behind a fence, up a bulkhead, or in a crawlspace costs more than one beside the driveway.
Buried tanks: where the cost and risk live
An underground tank is a bigger undertaking, and the price range is wide because it hinges on something you cannot see until you dig: whether the tank leaked. A clean removal is one number; a removal that turns up contaminated soil is a much larger one.
You generally have two paths, and which are allowed is set by your state and town, not by you:
- Removal (excavate and haul). The tank is dug out, cut open, cleaned, and removed, and the soil around it is inspected and often tested. This is the thorough option and the one buyers and insurers prefer.
- Abandonment in place. Where local rules allow and the tank is not leaking, a buried tank can be emptied, cleaned, and filled with an inert material such as sand or a foam slurry rather than removed. It is cheaper and less disruptive, but not permitted everywhere and less reassuring at sale.
Permits, testing, and who does the work
- Use a licensed contractor. Buried-tank work is specialized and usually must be done by a contractor licensed for it in your state; it is not a DIY job.
- Permits and inspection. Removal or abandonment typically requires a permit and a municipal or fire-department inspection. Keep the closure paperwork; it is what proves the tank was handled properly.
- Soil testing. Many jurisdictions require soil samples at removal. A clean result is the document that clears the property; a bad one triggers the reporting and cleanup process.
- Disclosure at sale. A buried tank, present or closed, is generally a disclosure item when you sell, which is why many owners deal with it before listing rather than during a deal.
Getting a real number
Because the range is so wide, the only honest price is a local quote from a licensed tank contractor who can see the site. Ask what is included (permit, testing, disposal, backfill, and restoration of the ground) and what happens, and what it costs, if contamination is found. For an aboveground tank you are replacing anyway, ask your fuel dealer to itemize the removal as part of the replacement quote.
